Where commercial metal roofs fail
On exposed-fastener buildings, it is almost always the fasteners and the laps. Thousands of gasketed screws in Arizona sun, cycling through daily expansion and contraction, eventually back out or lose their seal.
The second failure point is the details around rooftop equipment — curbs and penetrations that were cut in after the original build and never properly flashed.
Restoration versus replacement
A structurally sound steel roof with fastener and lap problems is often a good candidate for a coating restoration, which seals the weather plane without a tear-off and without shutting the building down. A roof with significant corrosion or deck problems needs replacement. We inspect and tell you which one you have.
