Commercial roof coatings

Restoration coating is the way a lot of Valley commercial roofs get another chapter without a tear-off — provided the substrate underneath is genuinely sound.

When restoration makes sense

  • The deck and substrate are dry and structurally sound
  • Drainage is adequate or can be corrected as part of the work
  • Failures are at details, fasteners, and surface wear rather than throughout the system
  • The building needs to stay in operation during the work

When it does not

If moisture is trapped in the roof assembly, coating over it seals the water in and the roof continues to deteriorate out of sight. We assess for moisture before recommending a coating, and if the answer is replacement, that is what we will tell you.

Our process

  • Documented inspection with photos and a moisture assessment
  • Cleaning and removal of failed or contaminated material
  • Repair of open seams, blisters, punctures, and detail failures
  • Reinforcement at penetrations, curbs, and transitions
  • Coating applied at specified thickness across the full roof
  • Scheduled follow-up inspections so recoating happens on time

Reflectivity and heat

A light, reflective coating reduces how much solar heat the roof absorbs, which is meaningful on a large Valley roof with rooftop equipment. We will not attach a savings percentage to it — that depends on your building, insulation, and mechanical systems.
