What Arizona does to a residential roof
Roofs here do not wear out gently. Months of 100°+ heat push roof surface temperatures far above air temperature, unfiltered UV attacks every exposed material, and monsoon storms arrive with wind and heavy rain in a matter of minutes.
- UV exposure — breaks down asphalt binders, dries out felt underlayment, and thins coatings from the day they are installed.
- Extreme heat — softens shingles so ordinary foot traffic strips granules, and cooks unventilated attics from below.
- Thermal cycling — the daily heat-and-cool swing works fasteners loose and fatigues every joint on the roof.
- Monsoon rain — arrives faster than marginal drainage can clear it and pushes water sideways under tile.
- Wind — finds lifted shingle edges, loose panel laps, and anything not fastened correctly.
- Underlayment deterioration — the most common real cause of a leaking Valley tile roof, hidden entirely from view.
