Roof coatings
A roof coating is a protective layer, not a miracle. Applied to the right roof, prepared correctly, it takes the UV load off the system underneath and can add meaningful service life. Applied to the wrong roof, it hides problems.
What a coating actually does
What it does not do is fix trapped moisture, correct bad drainage, or replace a failed substrate. Those get addressed first or the coating fails with the roof underneath it.
- Shields the substrate from direct UV exposure
- Provides a continuous, reflective weather surface
- Seals small details and fastener penetrations on appropriate substrates
- Renews the protective layer on a foam roof that is otherwise sound
Silicone and acrylic systems
Silicone coatings handle standing water and weather exposure well, which matters on Valley flat roofs where ponding is a fact of life. Acrylic systems are a common choice where the substrate is sound and drainage is good.
We specify based on what your roof is and what it does under rain, not based on what we have on the truck.
Preparation is most of the work
- Full inspection and moisture assessment of the existing roof
- Cleaning and removal of loose, failed, or contaminated material
- Repair of blisters, punctures, and open details
- Reinforcement at seams, penetrations, and transitions where required
- Coating applied at the specified rate and thickness
Recoating on a schedule
Coatings are consumable. They wear under Arizona sun and need to be inspected and renewed before they get thin enough to expose what is underneath. Building that into a maintenance rhythm is how coated roofs go the distance.

Will a roof coating lower my cooling bill?
A reflective surface reduces how much heat the roof absorbs, and that can help. The size of the effect depends on your insulation, attic, ductwork, and house — we will not promise you a percentage.
Can any roof be coated?
No. The substrate has to be sound, dry, and appropriate for a coating system. That is what the inspection determines.
